We offer Staging Services in the Greater Edmonton Area, including Sherwood Park, St. Albert, Spruce Grove, Stony Plain. Areas outside of this are subject to availability.

There are only three types of consultations that we offer, please review them below or call our office to determine which one you suits your needs.

Consultation Types and Prices

#1. "Seller Go Getter" DIY  $375.00 +GST 

 Up to  2 Hours and Includes:

  1. Total review of your property, inside and out, upside and down...
  2. simply irresistible interior's "One of a Kind" Property Preparation Report outlining ALL de-cluttering, repair and cleaning items
  3. Curb appeal ideas to call Buyers into your property from the street
  4. Storage Plans for all your beloved possessions 
  5. Outlines of all the MUST DO's, HAVE TO's and YOU BETTER's that will set you apart from your neighboring competition
  6.  We will also draw out layouts for your furniture placement and prop placement
  7. AND provide a list of what to buy and where to buy it
  8. A copy of Jill's new book "Strategic Staging Tips for Home Sellers"  

You will also get a sneak peak at real projects in our portfolio of Before and Afters to aid you in Staging your Own Home and implementing our Customized Plan for your House  

This consult assumes the seller will implement all suggestions and will not require a Staging Team to come stage their home. This is a true favorite of all "Do It" Your Selfers!"

  7. Price Accessory Rentals - if required

  8. Explain the process of Staging, so there are No Surprises!

This consultation is designed to price your project for our Talented Staging Team to come in and create the WOW factor for you. You do the prep to get it ready, we ice the cake!

#3. Vacant Property Consultation $75.00 + gst

This consultation takes half an hour  to one hour and involves our review of the property needs for furniture and accessory rental, delivery access and size, color and style of home. We then compile the figures and build your exact price for Staging Services.

It's best done on site and the fee is $75.00 +gst

"Marketing Rental Packages" of Furniture and Accessories  

These packages are priced at your consultation

These 2 packages below are provided as options for the levels of services you would like from us, they are both a step up from basic staging, as we do not provide basic staging.

Premium Package

This marketing package contains all the furniture and choice decor product to stage the property at mid level showcasing. It is our most requested package as it contains enough staging items to showcase and sell your home, yet is not bare bones.

 When home staging, it is imperative that the property carries enough wow factor to impress and connect the hearts of the buyers, and does not look recently vacated or under a duress situation.

 As well, the www.realtor.ca photos need to hold their own weight in each room. Showcasing these rooms with correct items will accomplish this goal.

 We do respect your budget and will work with you on that, but this is a step up from basic staging. This package carries wow factor and keeps the attention of the buyers....that is the goal.

 To be honest, a homeowner can do basic staging themselves and should never hire a "professional stager" for basic staging! If your seeing staging portfolios that you could build yourself, then re-consider!!! 

 

Premium Plus Package  

This marketing package takes Staging to a new level.

 It is a complete package of show home style furniture, extra pieces in key rooms, all rooms completed, and all artwork and accessories designed to make a larger more IMPACT statement. The overall look is much fuller.

 This package is more expensive due to the stylish fuller look

Important To NOTE: Staging for "just a couple rooms" is a waste of your time and money. If you "hear" this is a good idea let me tell you now, you are just GIVING AWAY YOUR MONEY.

Staging needs to show off the entire property so that you do not lose your buyer after the first rooms. It should flow through the entire home to create wow factor during the entire showing.     Why Should you Invest in Home Staging?

     We will not provide details on full home staging pricing until we have walked through your property with our "buyer's eyes", as our services require a professional eye on site to determine the needs.

     What is important is that your property is inspected thoroughly with one of our professional Edmonton Home Stagers, who will be able to assess each item for you and discuss it with you on site. A true home staging project starts at the curb and goes beyond de-cluttering and arranging pillows! A professionally trained Home Stager will be able to handle this. 

    When Staging, price is determined by monthly furniture or accessory rentals or purchases, the size and location of the property, access in and out, the number of Home Stagers / Assistants /Delivery men, that are needed to complete the job as well as if outside trades are required to help complete projects. 

     It is usually less than your FIRST PRICE REDUCTION .  How many price reductions are you willing to have?

    In our consultations we will price your job exactly so there are no surprises. You make the final choice as to what gets done.

     Painting, flooring and minor Reno are additional but not always required.

    As a Home Owner your participation is also welcome to help keep costs down. We offer a wide range of options that will help to accomplish the goal without breaking the bank and are respectful of your needs as well. We are in this for one reason, that is to help you be successful at selling your property! 

    The investment you sow, will reap you benefits when you can sell faster than your competitors and acquire the most equity out of your property. Please bear in mind that Home Staging does not allow for inflating your price, or asking above market value.

    The Skinny on Working with an Agent

    Trust your Agent to speak the truth. They will walk you through correct pricing procedures and it is VITAL that you stay within your range and watch the market conditions to stay ahead of the game. Use your own reasoning skills when reviewing the comparable SOLDS and ACTIVE listings. There is ABSOLUTLY no room for sentiment when pricing a property, it is a PRODUCT for sale, so "trying it higher" has already put you behind the 8 ball.

    That means your going to have to now chase the market and GUESS what? You lose. It's that simple.

    It is also vital that you do not choose an Agent based on price! You will invariably make a bad choice. Agents who price high... to get the listing are doing you a DISSERVICE. Use your radar to recognize this and IN SPITE OF how great it "sounds" to you, RUN! It will end up costing you money and time in the end. It always happens that way.

     Price competitive and at true market value! IF an Agent can't be honest with you about YOUR pricing then how will they STAND UP for you at the negotiating table?? AND even worse, if you hire an Agent and inflate your price against their Advice and them BLAME that Agent for not selling...well, truth be told, it's not their fault, it's yours. 

     Remember that your financial needs do not dictate asking price!

      Home Staging will not sell an overpriced listing.

     So, price right, Stage it before showings start, and Hire a Professional Real Estate Agent that can properly market it for you.
