Interior Painting…Lots of Important Information

Predictable “Builder Beige” is not the answer to painting a home for sale however, it is important to tone down the colors on the walls so that it is more universally appealing and so that buyers will not use painting as an argument for lowering your sale price. When choosing a neutral paint it is KEY to make sure that the undertones are not causing a negative first impression.

As we discussed in the lighting section paint has yellow, green, and pink undertones. Paint colors should complement your existing fixtures. The paint needs to tie together the entire house, so consider a color consultation before buying the paint. When painting you need to consider that until 1978 there was lead in paint. So if you are sanding, you need to take the proper precautions to protect yourself. Check with a paint store for further details and safety equipment recommendations.

Paint is Oil or Water Based and now there is Acrylic Latex, which is water based and can be used over oil paint. It is as hard as oil based paint and is a good product. It also has easy clean up. Acrylic paint is also environmentally friendly and has low VOC’s.

If you have an existing paint can that has dried up or you are able to cut out a one inch square off your wall, then you can get it matched at any paint store, that way you can potentially just do one full fresh coat of the same color, depending on the wall condition of course. Walls that have a lot of damage will likely need to be repaired and have 2 full coats put on, even if it the same color, because the number of repairs will show through when the sunlight hits it.

One misunderstanding in paint language is that people think eggshell is a color! It is not, it is a finish that creates an eggshell appearance in the texture of the paint. One thing to remember is that the most expensive paint is not always best quality, sometimes you are just paying for a name. However that being said when it comes to low cost paint, there are missing ingredients that do affect the finished product, and therefore low cost paint should be avoided. Ask questions at a reputable paint store and educate yourself.

 When it comes to paint finishes applying “High Hide” paint will cover old paint better. Flat sheen will hide imperfect walls better.

Types of Finishes

Flat: Offers a smooth dull looking finish. It is hard to clean walls after, it hides minor imperfections, and is best used for ceilings

Eggshell: Offers a low sheen like an eggshell! It hides flaws and is easy to wash after. It is a very good choice for Living rooms, halls and bedrooms

Semi –Gloss: Offers a high shine, is easy to clean but it emphasizes faults. It is best used for baseboards, doors, and trims only

The Steps to Painting

  1. Remove furniture or move to center of room and cover with drop cloths
  2. Lay drop cloths everywhere!
  3. Turn off power and remove all switch plates *** take time to do this
  4. Remove Drapery hardware
  5. Wash walls or pole sand them aggressively
  6. Fill holes – thin coats x 2 are better than 1 thick coat that is difficult to sand
  7. Once they dry, lightly sand again- focus on patches
  8. Paint ceilings first
  9. The Popcorn test for ceilings will show if they have been painted before, if they have you can paint them with a roller, if not they have to be sprayed.
  10. Paint Crown moldings, baseboards, trims x 2
  11. First do one full coat on all walls
  12. Paint the cut lines on walls, two times in a row. Start behind a door and work your way around the room
  13. Do a final sand of walls
  14. Paint full finish coat on walls
