Home Staging vs. Decorating

Is Home Staging just like decorating? No. Decorating is very personal and typically follows a theme. It involves the home owner's style and taste, this can, depending on the style, hurt a sale. Buyers today will not pay top dollar for a property that they feel requires a full re-do of the decorating. Brightly painted walls, wall paper borders, out dated carpets and cultural themes are not universally appealing. If you are comfortable reducing your price to reflect the amount of work required to bring your property up to par, then that is your choice. However it will cost you more than staging will, as price reductions still do  not provide wow factor and the property will still sit on the market resulting in lost time.

An investor would be willing to take your property at 70-75% of list price, do the work themselves and walk away with what should have been your equity. It would be better if you invested some time and a little bit of money to stage your home and increase it's value to full market. Then you keep the equity, sell faster than your competitors and have lower carrrying costs. You win in the end!
